In a bidding war, getting the house you love often comes down to one thing:
Information.
The kind of information you can't get from Google or ChatGPT. For example…
What is the listing agent's counter offer strategy?
Other than price, what are the sellers' priorities?
Would the sellers consider an offer before the bid date?
Is the listing agent also representing a buyer?
What else is particular to this seller, this listing agent, and this sale that could move the needle in your favor?
The "press and finesse" process of gathering this info is a *huge* part of the value that we bring to our buyer clients. Some of our favorite examples:
Happy Client 1 -
What: Saved $50k on a sweet Cole Valley condo.
How: Drafted two versions of the contract, with two different prices. Based on last-minute intel, our clients won with the lower of the two..
Happy Client 2 -
What: Outbid the competition - without overpaying
How: Knowing the listing agent's counter offer strategy ahead of time, we guided our clients through multiple rounds of bids, getting them more info at every step so they could outbid the 2nd place buyer by the smallest amount possible needed to secure the house.
Happy Client 3 -
What: Jumped to the front of the line
How: Presented the winning offer a *week* before the scheduled offer date, after uncovering the sellers' pricing expectations and desire to move swiftly.
Happy Client 4 -
What: Got the house for LESS than others offered to pay
How: By completing lots of due diligence prior to the offer date, our client was able to confidently write the only clean, non-contingent offer on a tricky property.
Happy Client 5 -
What: Got the house for LESS than others offered to pay (yes, again)
How: Relationships? Reputation? They matter. A buyer with an unskilled, unethical or unknown agent is a higher risk. We have secured *many* homes for our clients thanks to our relationships within the industry.
After all… if you had to advise your client to work with someone you've known and trusted for years, vs someone whose skill set was totally unknown… you'd pick the former every time! Listing agents are no different.
Every purchase is different. And any one of these strategies could be risky in the absence of solid intel. Getting that intel? That's one of those reasons you need an elite agent on your team.
