Buying before you sell not only makes the moving process much smoother by eliminating the need for temporary housing or living through open houses and showings (not fun!) - it helps us to get you top dollar for your current home by properly prepping and staging it. 

How does it work?

HomeLight evaluates your home to determine how much equity you can unlock. Your mortgage lender finalizes your approval in partnership with the HomeLight loan so that you're able to make competitive offers not contingent on the sale of your current property. Once you've closed on your new home and moved in, Pacific Edge works with stagers and vendors to complete high ROI prep work, then markets your home and captures full market value. 

How much does the program cost?

It’s free to get started and see how much equity you can unlock. If you decide to transact using the program, the fee is 2.4%* of the home sale.

How much equity I can unlock from my current home?

The amount of equity you can unlock is determined using HomeLight's proprietary algorithm, which takes into consideration the estimation of your home’s value, current market conditions, projected market risk, borrower financials, outstanding loans, and more. You’ll be able to unlock a portion of the overall equity you have in your home upfront, prior to selling the home — and will receive the remainder of your equity after the home sells, less program fees and expenses.
