Several of our clients feel that their most recent property tax bill shows an assessed value that's higher than the current fair market value. Do you feel your property has been unfairly assessed, or that your property value has decreased so that the previous assessed value is no longer accurate? Guess what: you can appeal it. And now is the time.
You may request a tax reduction with the Assessment Appeals Board until September 15, 2025 for Alameda County and November 30, 2025 for Contra Costa. These are the deadlines for Formal Appeals.
Each year there are specific windows for filing property tax appeals, so paying attention to these dates is critical. Here are some helpful links to find the forms that you need, as well as instructions for going through the appeals process.

During the process you'll be asked to provide either comparable sales or an official appraisal to support the value you're proposing in your appeal. While appraisals are expensive, we can provide you with comparable sales at no cost. We are happy to assist! Email us at [email protected] or contact your Pacific Edge agent directly if you have one.
Multiple Pacific Edge clients have filed successful appeals over the years, lowering their assessed value and saving thousands of dollars. If you think you're a good candidate and would like to discuss your current value, contact us anytime.
