Several of our clients feel that their most recent property tax bill shows an assessed value that's higher than the current fair market value. Do you feel your property has been unfairly assessed, or that your property value has decreased so that the previous assessed value is no longer accurate? Guess what: you can appeal it. And now is the time.
You may request a tax reduction with the Assessment Appeals Board until September 15, 2025 for Alameda County and November 30, 2025 for Contra Costa. These are the deadlines for Formal Appeals.
Each year there are specific windows for filing property tax appeals, so paying attention to these dates is critical. Here are some helpful links to find the forms that you need, as well as instructions for going through the appeals process.

During the process you'll be asked to provide either comparable sales or an official appraisal to support the value you're proposing in your appeal.
