Several of our clients feel that their most recent property tax bill shows an assessed value that's higher than the current fair market value. Do you feel your property has been unfairly assessed, or that your property value has decreased so that the previous assessed value is no longer accurate? Guess what: you can appeal it. And now is the time.
In San Francisco you may request a tax reduction with the Property Tax Appeals Board until September 15, 2025. This is the deadline for appeals for Secured Property (i.e. real estate) bills.
Each year there are specific windows for filing appeals with the board, so paying attention to these dates is critical. You can find the online application form HERE, and more information and answers to most of your questions at the Appeals Board website HERE.
After you file your appeal, you'll likely see a Hearing Officer or have a Board Hearing. During that process you'll be asked to provide either comparable sales or an official appraisal to support the value you're proposing in your appeal. Bonus tip: We've heard through the real estate grapevine that prior to the property tax hearing, the city may approach you with a compromise offer - offering to lower the assessed value to a number between what they assessed the property at and what you're asking them to reduce the value to.
Importantly, if you don't take that initial offer and decide to proceed to the hearing, the city doesn't have to honor that compromise offer, and might deny your request altogether. So weigh the option carefully.
