Where are the good deals?

Still waiting for the Bay Area market to *finally* offer up a deal or two? Here's the headline: It's happening. There are great properties on offer at deep discounts, if you know where to look. 

Here's a snapshot of condo price per square foot in San Francisco, going back 10 years. 

Things are hovering at numbers comparable to 2017/2018. 

Alameda County is similar - the price per square foot is currently comparable to Q1, 2018:

Drilling down further, we're seeing individual properties that are even better values than the overall trend lines would suggest. 

Take this mid-century, downtown view condo on the shores of Lake Merritt, which you can purchase today for $67,000 (10%) less than it sold for back in 2015, and $35,000 less than the most recent sale in the building.  

Or this luxurious Bay Bridge and water view condo at The Harrison, currently being offered for $588,000 (22%) less than it sold for in 2017. 

If smaller buildings are more your thing, here's a charming TIC in prime Noe Valley, listed for $170,000 (10%) less than it sold for in May 2020.

Bottom line: If you're value-minded and you've been sitting on the sidelines waiting to pay less than the folks before you did, the door to your new home is now officially open.
